What I do with your information.

This is the privacy policy for jeffflipshouses.com, run by Jeff Miller of JEM Properties and Rentals, LLC in the Capital Region of New York. It is written the way I'd say it out loud, because it's me reading your form, not a department.
What I collect
Only what you type into the form on the front page:
- Your name
- Your phone number
- The address of the property you want to sell
- Whatever you write in the box about the house
I don't ask for a Social Security number, a bank account, a date of birth, or anything about your finances, and you shouldn't send those through this form. My web host also keeps ordinary server logs — IP address, browser, time of request — the same as every website does, and I use those only to keep the site working and to block spam.
Why I collect it
To call or text you back about buying your house, and for nothing else. I don't run ads off it, I don't build a mailing list with it, and I don't retarget you around the internet.
Calls and texts
When you tick the consent box and send the form, you're agreeing that I can call or text you at the number you gave me about that property. Standard message and data rates from your carrier may apply. That consent is not a condition of me buying your house, and you can end it at any time — say "stop" in a text, tell me on the phone, or email me — and I'll stop.
Who else sees it
Nobody, with two narrow exceptions:
- My email and hosting providers, because your form has to travel to my inbox somehow. They process it on my behalf and don't get to use it for their own purposes.
- The closing attorney or title company, and only if you and I actually go ahead with a sale, because a closing legally can't happen without them.
I do not sell your information, I do not trade it, and I do not pass it to other investors, wholesalers, or lead brokers. If you've dealt with "we buy houses" sites before and then got called by six strangers, that's the practice I'm explicitly telling you I don't follow.
Other companies this site touches
The page loads its typefaces from Google Fonts and its scroll animation from Cloudflare's public script library. Loading a file from either one lets that company see your IP address, as it would on any site that uses them. Neither gets your form.
There are no advertising trackers, no Facebook pixel, and no analytics cookies on this site.
How long I keep it
If we do business, I keep the records as long as the law wants me to keep records of a property purchase. If we don't, I keep your enquiry for about two years in case you call me back, then delete it.
Getting your information deleted
Email [email protected] or call me and ask. I'll delete what I have and tell you when it's done. You can also ask me what I hold on you and I'll send it over. If you're in a state with its own privacy statute, this is the address for those requests too.
Children
This site isn't for anyone under 18 and I don't knowingly collect anything from them.
Changes
If I change this, the date at the top changes with it.
